We know that you have choices when you vacation, and this time you chose well!  We think you’ll find our spacious and eclectic rental is the perfectly landing spot after a day exploring all that the Adirondack region has to offer. This Guestbook entails a few tips for maximizing your fun, as well as practical information about the rental. Thank you for being our guest!  

• No loud parties or events allowed without prior authorization of the property managers and owners
• No smoking inside the Airbnb. Cigarette butts must be disposed of in the ashtray provided 
• If your home allows pets, always monitor them closely and children. Crate pets when left alone. Do not allow pets on the furniture. Pet damage fees will be charged to guests or deducted from security deposits.
• No unregistered guests or visitors allowed without the consent of the property managers
• Turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to lock the doors and windows
• Park only in your designated spot 
• Please bag all garbage before checkout
• Report all broken items and damage immediately. Some items may require replacement at your expense
• Keep a close eye on your kids while being on the balcony,  pool and/or spa areas

Our cleaning staff practice the highest level cleaning protocol in the hospitality rental industry. Upon your arrival, we ask that you please look around your home to see that everything is in order and the level of cleanliness meets your satisfaction. It is our goal to provide you with the best stay possible, starting within your home. We ask that if the home is not in good order, please call our cleaning coordinator at 518-302-6431. If you have not notified us within 24 hours of your arrival, then we assume that you have found your home to be suitable for your stay.

All properties have contact-free self-check in procedures using either smart door technology or personalized door codes. If you have any trouble accessing the property upon arrival, contact the property manager at 518-879-4552 immediately. With most of the properties, we can open the door remotely. Otherwise, we’ll be right over to let you in.

Pets are ONLY allowed at pet designated properties. A nonrefundable pet fee will be required when bringing a pet. A dog friendly home is limited to no more than 2 dogs with the combined weight of 50lbs. Your pets should never be  left unattended or not created when you are away from the home. Do not allow pets to enter the spas, pools or get on furniture. 

Guests who may be sensitive or allergic to pet hair or dander should be aware that it is not guaranteed that a pet has not entered the home. Registered service dogs & owner’s pets may have resided in the property previously prior to guests stay. Americans with Disabilities Act (ADA) rules with regard to tenancy service dogs are always honored. 

All properties have external frontal surveillance cameras for safety and security. There are also noise level and occupancy monitoring devices in all of our homes that ensures that noise ordinance and person capacity rules are being respected and that our neighbors will still be our friends. These devices DO NOT record your conversations, nor do they allow anyone outside of the home to hear your voices. They merely provide hosts with data on sound levels, internal environment (room temperature) and occupancy data. 

Some of our properties offer gas fireplaces, fire pits, wood stoves or indoor fireplaces. Each is located and maintained in a manner to ensure safe and comfortable use.

GAS FIREPLACES

Our gas fireplaces come with one full gas tank for your use. In the event that you run out of gas, please let our cleaning coordinator know right away by calling 518-302-6431 and we will get you a refilled tank as soon as possible (additional fees may apply). We ask that you NEVER cook over a gas fireplace as food and drinks can damage the apparatus and will need to be replaced at your expense. 

WOODSTOVES

Some units have inside woodstoves that should be used with caution, like each fire amenity. This video can show you how to safely light a fire in a wood burning stove in minutes.  Again, never cook in the woodstove as you will create a smoke storm and a mess.

FIRE PIT

The outdoor fire pits are great for chilly evenings star gazing. This video will demonstrate how to safely light and maintain an outdoor fire in our designated fire pit areas.  

For each of these fire amenities, there are basics safety tips to remember:

1. Never leave an open flame unattended and monitor children and pets closely.

2. Keep a hose or fire extinguisher near by in case of an emergency. Extinguishers are located underneath the kitchen sink or mounted on the wall in the kitchen.
3. Use common sense when it comes to fire. Bigger is not always better!

4. CALL 911 immediately in the event of a fire emergency!

In many of our properties, a hot tub is provided for your use. Each one has been cleaned prior to your arrival. The water has been treated to ensure it is correctly chemically balanced and crystal clean. For stays of more than three days, we will require access to the jacuzzi to rebalance the chemistry and clean the spa. Hot tubs pose similar risks to swimming pools, as well as having their own dangers. Following the rules below will reduce the likelihood of serious injury, as well as contaminating the tub.  

• Use hot tub at your own risk 
• Shower before use to remove make-up, sunscreen, insect repellent, etc. 
• No food in the hot tub
• Do not use any soap products or bubble bath in hot tub 
• Do not set temperature above 102 degrees 
• Limit alcohol consumption before and while using the hot tub
• Do not leave children unattended near the hot tub 
• Children under 5 should never be in the hot tub 
• DO not allow pets into the hot tub. The chemicals used can be dangerous and pet dander will contaminate the water requiring it to be shut down for the remainder of your stay (restabilization fees may be charged) 
• Consult a physician before use if pregnant, if you have health conditions or use certain medicines (e.g., for circulation, etc.)
• Never use street clothes in the hot tub 
• Re-attach the cover after use to maintain the tub temperature. 
• Staying in hot water for too long can cause nausea, dizziness, vomiting, overheating, or burning of the skin
• Depending on the spa temperature, limit soaks to 30 minutes
• Drink lots of water
• If you take certain medications or have heart disease., diabetes, or high or low blood pressure consult with your doctor before taking in a hot soak

Many of our properties have pools. The pool provided for your use has been cleaned prior to your arrival. Swimming pools pose a potential risk and we ask you to be aware of some safety rules prior to using the pool. 

• Please use the pool at your own risk. We are not responsible for accidents or injuries
• Do not leave children unattended near the pool 
• Be considerate of others: Use the bathroom before you go into the pool—and leave the water if you need to take care of business
• No food or beverages in the pool 
• Don’t use glass containers near or around the swimming pool area. Beverage glasses can easily break on the pool deck or pool walls
• Use outdoor-friendly options like acrylic tumblers or paper, plastic, or foam cups, or drink from a can
• Never, ever run near a swimming pool
• Absolutely no diving
• Stay away from drains and other openings that cause suction 
• DO NOT tamper with pool heater. It is preset to 83 degrees for your pleasure.
• DO NOT allow pets into the pool. The chemicals used can be dangerous and pet dander will contaminate the water requiring it to be shut down for the duration of your stay (restabilization fees may be charged) 
• Swim with a buddy  
• Sun safety is part of the deal. Always wear sunscreen when swimming outdoors and wear appropriate clothing poolside. This is especially important for kids
• Use pool safety equipment properly. Pool safety equipment should not be used as toys
• When exiting the water to go inside the home, be sure to completely dry yourself off before entering
